Board of Appeals Robert J. and Nancy J. Bowes SP-94-64 2. <br /> The Board made the following findings: <br /> 1. the subject property consists of 13,326 square feet and is <br /> located in an R-3 zoning district, <br /> 2, the lot coverage with the additions would be 19% and conforms <br /> with the 20% lot coverage limit of the By-laws. <br /> 3. while the changes between the present dwelling and the proposed <br /> additions will result in reduced rear and side yard setbacks, <br /> thus increasing the non-conforming nature of the structure, <br /> the Board determined that this would not be a detriment to the <br /> neighborhood. <br /> 4. the immediate neighborhood consists of single family homes of <br /> similar size and style to the proposed structure and many have <br /> similar setbacks <br /> 5. there is adequate land. area to provide sufficient parking. <br /> For the foregoing reasons the Board determined that the applicant <br /> met the criteria necessary for the granting of a Special Permit. The <br /> Board found that the use is in harmony with the general purpose and <br /> intent of the Zoning By-laws and complies with the provisions therein. <br /> Upon motion duly made and seconded, the Board of Appeals voted <br /> unanimously on August 24, 1994 to grant the Special Permit.
