(a) New canopy is to be installed over new pump islands <br /> being reconstructed in the current locations. Resulting <br /> setback can not be achieved with exist building placement <br /> and property configuration. <br /> (b) Existing building was constructed in the late 1960 ' s. <br /> The existing 16 ' -3" setback is now pre-existing non- <br /> conforming. Applicant requests to legitimize its existing <br /> setback of 16 ' -311 . <br /> (c) Ordinance allows for signs of 5% of total wall area. <br /> The proposed sign is 31.04 sq. of total wall area and meets <br /> the 5% requirement, however, it will be larger than 20 sq. <br /> ft. . <br />
