The subject lots are all larger than those <br /> in the surrounding area in that lots on Valerie <br /> Circle range from 12 , 000 - 15, 000 square feet . <br /> 3 . The natural topography of the land, in <br /> addition to the existence of an old ancient way, <br /> lends itself to the combination of lots in the <br /> proposed configuration. <br /> 4 . The Building inspector has determined that <br /> no frontage Variances are required. <br /> 5 . The lots with wetlands area are further <br /> impacted by the change in Zoning requiring that <br /> only upland areas may be counted toward minimum lot <br /> size requirements . <br /> 6 . The Board found that a literal enforcement <br /> of the lot size requirements would involve <br /> substantial financial hardship to the Petitioner <br /> and that relief can be granted without derogating <br /> from the intent of the by-law and without detriment <br /> to the public good. <br /> For the foregoing reasons the Board of Appeals <br /> voted unanimously on October 26 , 1994 to grant the <br /> Variances based on the following combination of <br /> lots : <br /> Lot 24A: Combination of Lots 24 -and 25 <br /> (Map 37 , Blocks 203 and 204 ) <br /> Lot size : 50 , 141 sf +/- <br /> Variance of 29 , 859 sf . <br /> Lot 26A: Combination of Lots 26 and 27 <br /> (Map 37/205 , Map 46/73) <br /> Lot size: 62 , 061 sf +/- <br /> Variance of 17 , 939 sf . <br /> Lot 29 (Map 37 , Block 206 ) <br /> Lot size : 76 , 946 sf <br /> Variance of 50, 665 sf _ <br /> Lot 30A Combination of Lots 30 and 31 <br /> Lot size: 84, 516 sf +/- <br /> Variance of 8 , 925 sf <br /> The lot numbers refer to those on the approved <br /> 1985 Subdivision Plan of the Mashpee Planning <br /> Board. This Decision is conditioned that no lot <br /> lines be changed from the original plan. <br />
