May 3 , 1990 <br /> Page 4 <br /> Two small cottages were situated along the south-southwest <br /> property line which appeared to be vacant . A large ( 200 x 55 <br /> foot ) boat storage rack was located in the western corner of <br /> the parcel . This rack had storage capacity on three levels <br /> and featured a metal roof which directed stormwater runoff <br /> into gutters which subsequently drained into leaders . The <br /> surface under the roof area was covered with graded crushed <br /> stone . <br /> With the exception of a small concrete covered area near the <br /> service office , the subject boat yard was largely surfaced <br /> with gravel . Access to the boat yard was provided through <br /> entrances at the .western corner of the yard and on Riverside <br /> Ave . The yard was surrounded by wooden stockade fencing on <br /> three sides . Boats were stored throughout the boat yard <br /> perimeter where ever space was available. Several boats were <br /> stored off-site on an adjacent lot in the southern corner of <br /> the subject parcel . In addition to the dry dock storage , <br /> there were approximately 8 piers which extend about 40 feet <br /> I <br /> into Little River . A boatlaunch ramp also provided access to <br /> the river at this location . The boat yard stores <br /> approximately 85 boats in the off-season. <br /> The subject site is located on Seconsett Island along the <br /> , I northwest bank of the Little River . Access to the island is <br /> gained via a causeway which divides Waquoit Bay and Hamblin <br /> I <br />
