Marsters, Prime Homes Bk#: 21047 <br /> 0 Country Club Lane Page#: 308 <br /> (Map 59 Parcel 39) <br /> Mashpee,MA 02649 <br /> A Petition was filed on April 29,2022 by Owner, Kenneth E. Marsters,Prime Homes requesting <br /> a Special Permit under §174-51 (B) (C) of the Zoning Bylaws to allow for construction of a 55 <br /> sq. ft. sign at the front entrance of the subdivision with lettering on both sides of the fence that <br /> reads; "Country Club Estates", on property located in an R-5 Zoning District, at 0 Country Club <br /> Lane, Map 59 Parcel 39, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br /> Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation <br /> in the Town of Mashpee, on May 6, 2022 and May 13, 2022 a copy of which is attached hereto <br /> and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, May 25, <br /> 2022 at which time the following members of the Board of Appeals were present; Chairman, <br /> Jonathan Furbush, Board Members, Scott Goldstein, Norman J. Gould, Associate Members, <br /> Charles Reidy, and Brad Pittsley. <br /> Mr. Ken Marsters, with Prime Homes represented himself for the Special Permit request. He <br /> gave a brief history of the newly constructed development. The sign will be situated at the <br /> entrance of a 68 lot subdivision located off Old Barnstable Road that was approved back in 1976. <br /> The sign will be situated on an island at the entrance to the new development and will be <br /> landscaped with flowers and fencing. There is 90 ft. from one side, and 190 ft. on the other side. <br /> The road will have two lanes at the entrance and two lanes exiting. He has been working with the <br /> Town to create another turn lane to make the area safer. <br /> Mr.Marsters provided the Board a rendering of the 55 sq. ft. sign situated on a landscaped island. <br /> The stone wall is approximately 3 ft. i inch. The fence post is 4 ft. 7" inches by 12 ft. 1 inch on <br /> one side, and 5 ft. 11.5 inches on the other side. The logo dimensions are 3 ft. by 2 ft. <br /> 1 <br />
