MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Owner, Kenneth E. Marsters, Prime Homes <br /> 0 Country Club Lane (Map 59 Parcel 39) <br /> Mashpee, MA 02649 <br /> SP-2022-21 <br /> The Design Review Committee recommended approval of the sign as submitted. However, it <br /> does require zoning approval because the size is over 20 sq. ft. in the R-5 District. The sign itself <br /> is 55 sq. ft., and is similar in size to other signs located in other developments throughout Town. <br /> He described the sign design as being large in scale, but the main road has a rather dangerous <br /> curve that it could slow down travelling motorists. The sign will have ground lighting facing <br /> toward the sign,and there will also be street lighting along the new road as well. <br /> The Town Planner comments were read into the record, and he recommended that the sign be <br /> situated further back from the entrance so will not interfere with the line of sight for motorists <br /> exiting the street. <br /> There were no comments from the Board of Health or Conservation Departments. <br /> In view of the foregoing,the Board determined the Petitioner met the criteria for a Special Permit. <br /> Upon motion duly made and seconded at the Public Hearings on Wednesday, May 25, 2022 the <br /> Zoning Board of Appeals voted unanimously to issue a Special Permit under §174-51 (B) (C)of <br /> the Zoning Bylaws to allow for construction of a 55 sq. ft. sign at the front entrance of the <br /> subdivision with lettering on both sides of the fence that reads; "Country Club Estates", on <br /> property located in an R-5 Zoning District,at 0 Country Club Lane,Map 59 Parcel 39,Mashpee, <br /> MA,with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 2.
