Degrass Road had a total <br /> of 50 applications. It was an advertised application period that included three different builds, the <br /> other two being in Wellfleet and Brewster. 34 folks chose Mashpee as their first choice. 16 families <br /> chose Degrass Road as a second or third choice. Out of that stringent vetting process, there were <br /> 16 who qualified. Those folks enter the lottery and one family is chosen through sweat equity to <br /> purchase and build. <br /> Ms. Wade commented that the Mendes Way applications were for that one build with two homes. <br /> There were a total of 45 applications with only 13 qualified. <br /> Ms. Pina asked what it means to qualify. <br /> Ms. Wade stated the application and documents are vetted and approved. You are qualified at that <br /> point from an income standpoint with regard to meeting criteria for the home being a particular <br /> percentage of AMI along with a USDA mortgage. <br /> Mr. Isbitz asked if all these applicants, once deemed qualified, were eligible for bank financing or is <br /> that a subsequent process? <br /> Ms. Wade noted all of these folks were pre-qualified but they also had to re-qualify as it came closer <br /> to time of purchase. <br /> Ms. Pina asked about the donations that contributed to the project. <br /> Ms. Wade stated in-kind donations does not include labor,just materials. She is not aware of the <br /> numbers on that but it is being worked on to track those figures. She stated it averages around <br /> $15,000-$20,000 per home. <br /> Ms. Baier asked how many hours were required for sweat equity. <br /> Ms. Wade commented 500 hours for a couple or two adult family. <br /> Chairman Isbitz noticed the economies of scale was significant to two homes. <br /> Ms. Wade stated they have paid carpenters on staff and if they have one paid carpenter at Degrass <br /> his whole cost is at the entire project. Every site is different, the quality of site impacts how much <br /> earth moving and how much fill, things of that nature. It's rare that Habitat gets a perfectly flat <br /> buildable lot. <br /> Mr. Isbitz alluded to the spread of labor costs when going between different towns. <br /> Ms. Pina asked about the impacts that COVID had on the project. <br /> Ms. Wade stated most of the delay was due to the sites being closed down.
