MASHPEE PLANNING BOARD MINUTES <br /> September 5 , 19........79... Meet.............ing <br /> .......Memb <br /> ers Present : Earle Marsters , Richard L. Terry, Don Blakeman <br /> an ,,,son Jonas . <br /> Christopher Burden and Selma Rollins came before the board repre- <br /> senting New Seabury Corporation. The discussion was continued <br /> from the August 1, 1979 , Planning Board meeting regarding six new <br /> lots to be formed near Rock Island Road. The issue before the <br /> board was -whether or not the plans should be approved by the board <br /> as Approval Not Required. Mr. Mason of Rock Island Road stated <br /> that he thought there was - a gren-belt area boardering the land <br /> between the Rock Island Road residence and New Seabury Corporation <br /> land. Mr. Mason asked where New Seabury was going to bring the <br /> boundary and whether or not there would be any non-building area <br /> I t was brought out dur ing the meet ing that Mr. Maur i ce Kirschner,,- <br /> Attorney for Poppones s e-tt Corporation, had made a s eparat.e agree- <br /> ment with New Seabury regarding building in the Rocl� Island Road <br /> area. Itwas brought out that a 60-foot buffer was described in <br /> the private agreement between Poppon-essett residents and New Sea- <br /> bury Corporation oration whereby nothing was to be built in that buffer <br /> zone, Mr. Christopher Burden stated that the agreement between <br /> Rock Landing Association and New Seabury would be upheld. Mr. <br /> Burden stated that New Seabury would be in strict legal compli- <br /> ance with the agreement. Mr. Burden added that .there could be . no <br /> building within the buffer area and that New Seabury would be held <br /> accountable if they fell short of the agreement. It was pointed <br /> out by Mr. Burden that existing houses may be moved further away <br /> from Rock Landing Association property. It was further pointed <br /> out b Mr.. Burden that there would be more drainage installed in <br /> y the, <br /> re <br /> streets which would positively affect property values in the <br /> area. Upon being asked whether or not there were any plans for <br /> Maushop Village , Mr. Burden stated that there are no new plans <br /> for Maush.op Village yet. ' Mr. Burden did state that new construc- <br /> tion would be in' the condominium form. Earle. Marsters stated <br /> that the new plans 'submitted by New 'Seabury simply creates six <br /> lots . When asked about the question of. access for -the six newly <br /> created lots , Mr. Burden stated that the access was to be from <br /> MaushoP g .Villa e and that there would be no access from Rock Island <br /> Road. Mr. Burden stated that it would still be single-family <br /> Homes even if in condominium form and that the buffer would still <br /> exist even if there was frontage on Lot No. 45S . Mr .. Burden fur- <br /> ther stated that New Seabury is entitled to place 300 units under <br /> the exist ing zoning , but that with planning substantially less units <br /> g were planned.
