L <br /> .r <br /> MINUTES OF THE <br /> Y <br /> MEETING OF THE <br /> PLANNING BOARD <br /> DATE: March 7 17 <br /> TIDE+ 7:30 P.M. <br /> PRESENT: Earle Marsters., Richardson Jonas, Donald Blakeman and Harold Collins■ <br /> Also present during all or part _of the meeting were o Nike Sturgis-., <br /> his Engineer, Mr. whi.:�ney, Joseph Reardon, Charles Maher and John <br /> Umina , all had business before the Board. Sitting in to observe <br /> were potential. Board member Richard Terry and his associate, Blaise <br /> Stapleton. <br /> Mr. Sturgis appeared before the- Board with a new subdivision, saying he was <br /> trying to carry the whole thing through with some modif is ate.ons to compensate for <br /> some c onditi ons which exist now and to give Andree Moore a right to enter and use <br /> the proposed layout of the roadway. He pointed out where other owners come in <br /> naw - they could come in off the cul de sac - they have access on it and its ad- <br /> jacent parts -- it would more than compensate f or ghat they have now. He said he <br /> is asking the Board to accept this preliminary plan and then he will ask Mr. <br /> Whitney to go to work. <br /> Mr. Marsters said that it really isn't a cul de sac - it doesn't have the <br /> radius - no place to ,turn. Mr. Sturgis said it would also be f or Mr. C'Neill Is <br /> uses He further said that if the Board accepted coming off that cul de sac, he <br /> would use that approach. If not, he would use the comer. Mr. Jonas mentioned <br /> the garage in the corner and Mr. Sturgis said that that's where the parking lot <br /> is and it would come in on that corner of the parking lot. Mr. Marsters said <br /> that it would give them a driveway, but not- the required frontage on O'Neill, <br /> adding that Sturgis would just be creating future problems. He.further said <br /> that it is blocked off from the road. <br /> Mr. Whitney said that it is up to Sturgis if he wants to give them the whole <br /> e <br /> frontage and Mr. Marsters said that this land-could he either left in the right of <br /> way or given to them. In discussing the dimensions, Mr. Marsters said that, a 60, <br /> radius is required "- you have to go all. ,the way around 601 so a, vehicle can get <br /> out with no problems Mr. Sturgis said that, this .not being a so-called traveled <br /> roads they are entering upon their own property, which provides them with an ac� <br /> cess, Mr. Marsters said that it is not even a road, just a driveway* l r. Stur� <br /> gis said that they come up with a far greater access to their property. Mr. <br /> Marsters said for him to rye it straight across - he got his frontage by curving <br /> it. He further said that it would not quali..fy for road construction with that <br /> sort of shape. <br /> Upon closer perus 1. of the plan, it was discovered that the lets are not of <br /> the required dimensions'. Mr. Marsters explained that the requirement is 22,500 <br /> minimum in an R-1 area. Mr. Jonas mentioned that it is going to be 40,000. It <br /> was also noted that there are two cottages on Lot 22 not supposed to have more <br /> than one dwelling on a lot _ un:less you cut it into two lots and meet the 22,'00. <br />
