Town of Mashpee <br />.16 Great Neck Road North <br />Mashpee, MA 02649 <br />MASHPEE ZONING BOARD OF APPEALS <br />DECISION FOR A MODIFICATION OF A SPECIAL PERMIT (SP-2022-06) <br />MOD-2022-50 <br />Owners, Laurie Mancinelli and Doc.: 1456557 <br />Joseph Mancinelli Ctf.: 226361 <br />18 Wilson Grove <br />(Map 118 Parcel 72) <br />Mashpee, MA 02649 <br />A Petition was filed on October 7, 2022 by Petitioner, Greg Clancy Construction requesting a <br />Modification to an issued Special Permit (SP-2022-06) under § 174-24 (C) (9) (d) to change the <br />second floor porch into an enclosed office space, and adding six (6) windows (no change in <br />footprint), on property located in the Popponesset Overlay District, and R-3 Zoning District, at 18 <br />Wilson Grove, Map 118 Parcel 72, Mashpee, MA. (Owners of record: Laurie Mancinelli and <br />Joseph Mancinelli). <br />Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br />Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation in <br />the Town of Mashpee, on October 21, 2022 and October 28, 2022 a copy of which is attached <br />hereto and made a part hereof. <br />The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br />Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws. <br />Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, November <br />9, 2022 at which time the following members of the Board of Appeals were present and acting <br />throughout; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board Members, <br />Scott Goldstein, Norman J. Gould, and Associate Member, Sharon Sangeleer. <br />Ms. Shannon Sylvester represented Clancy Construction and the homeowners. The original plans <br />depicted the area in the front facade of the proposed dwelling originally designed to be a roof deck <br />off the master bedroom, and they will now be modifying that section to become office space with <br />a 6 ft. cased opening. The structure will be similar in size and character to other structures in the <br />neighborhood. There are no changes to the footprint. <br />The Board of Health comments were read into the record; "Not a habitable space, no increase in <br />septic flow. To remain a 3 bedroom house." The Conservation Department comments read into the <br />record; "Property lies within the 100 year flood plain but all proposed work is interior/immediate <br />exterior. No permit required." <br />
