<br />The homeowner clarified they are just there for a few weeks in the summer. <br /> <br />Ms. Patel read the MLS listing that states a 4 bedroom septic, but it does not state a 3 bedroom <br />house. It states the house has three doors to make the bedrooms but the fourth room could be <br />made into a bedroom. She is confused to be honest. <br /> <br />Mr. Harrington commented the existing house as it sits is beyond Title 5, beyond what the original <br />approval was for. <br /> <br />Mr. Baumgaertel understands this is a series of unfortunate events that led to something being <br />purchased. It was not construed properly by the real estate agent and the inspector who did not <br />do due diligence on the file. <br /> <br />Mr. Harrington would like to offer a solution to bring this property into compliance. Considerable <br />money would be spent to bring the Title 5 through compliance or to change the floor plan of the <br />house. A family of 7 will not be kicked out of their home, especially with little kids who may not <br />have the ability to use the bathroom yet, there is some leeway. Technically they do not meet <br />definition of a bedroom. If they are used as bedrooms, it would be exceeding capacity for septic. <br /> <br />The homeowner asked if he could use the rooms for other things. <br /> <br />Mr. Harrington said the office can be in one of the smaller rooms. <br /> <br />Mr. Baumgaertel noted if he opened up the office he could use the downstairs room as bedroom. <br />The concern is more it being used as a short term rental. <br /> <br />The homeowner immediately complied after the inspection. He did not build something or try <br />and hide something. This is their family home. <br /> <br />Mr. Harrington stated if you want to open the room labeled office, it cannot have any doors. <br /> <br />The homeowner asked what size opening. <br /> <br />Mr. Harrington stated it is a 6 foot opening. One of the plans said it would be opening floor to <br />ceiling. There was a plan drawn for a second floor study. The study, which is a smaller room on <br />the second floor, actually has a four foot opening. There had to be discussions of rooms with <br />privacy at that point as many comments were made in the file. <br /> <br />Mr. Baumgaertel suggested to open the office space. The pantry and utility room cannot be <br />bedrooms due to size. The upper bedroom can keep private and locked as storage and not <br />accessible by anyone using it as a short term rental. <br /> <br />Mr. Harrington referenced two people per bedroom per regulations. The house would sleep six. <br /> <br />Mr. Baumgaertel asked if that provided some relief. He mentioned this not being the first time he <br />has seen this scenario. Just to reiterate, keep downstairs as a bedroom, upstairs room put a lock <br />while using as a short term rental, it cannot be accessed by renters. The room labeled as bedroom <br />8x8 upstairs, you will use as personal storage. He asked if everyone was satisfied with the give <br />and take. <br /> <br /> 8 <br /> <br />
