th
May 4 @ 6:18 pm

Mr Cook made a motion to continue seconded by Ms. Clapprood

Roll Call Vote:
Steve Cook (Yes)
Marjorie Clapprood (Yes)
Sandra Godfrey (Yes)
Erin Copeland (Yes)
Paul Colombo (Yes)
5 – 0 Unanimous.

6:06 Francis V. and Christine L. Castelucci, 23 Keel Way. Proposed raze and replace of NOI

existing pool, shed and utilities. Representative: Gade Masonry Landscaping

Mr. Colombo noted the pool was a salt water pool.

Ms. Clapprood recused herself due to a personal relationship with the Castelucci’s.

In response to Mr. Cooks’ question about disturbances (sand piles), Mr. McManus noted
there was a previous request, and the only current disturbance would be temporary with the
sandpiles being restored with natural vegetation. In response to Mr. Colombo, the applicant
indicated that most of the sand pile would be used for the pool’s back fill. In answering Mr.
Colombo about the pool house, the new pool house would have the same hookups as
previous. Regarding the pool, the drawdown would be by truck, if necessary.

Mr. McManus noted that based on a previous engineered plan from 1990 showing existing
lot conditions, including the pool/decking and pool house, the setbacks from the proposed
replacements to wetlands remains relatively the same as what previously existed. There
would not be removal of native vegetation. Previously, some trees were assessed by a
certified arborist and deemed to present a risk to the property and were subsequently issued
administrative approval for removal and/or pruning. (This has already been done). Mr.
McManus noted no impacts to coastal bank, salt marsh, land under ocean or land containing
shellfish. Mr. McManus recommended to close and issue with conditions of pool drawdown
be facilitated by a pump truck. No pool water may be drained into any wetland areas at any
time. Any disturbed areas outside of project footprints must be returned to their previously
existing conditions. Any replaced/restored lawn must meet Regulation 31 standards and
documentation thereof must be provided to staff.

Mr. Cook made a motion to close and issue with the conditions pool drawdown be facilitated
by a pump truck.
