A revised/corrected site plan shall be submitted with the following information: <br /> a. Lot coverage shall be depicted as 100% existing, and 100% proposed, and is <br /> pre-existing non-conforming. <br /> b. Lot coverage to be issued and depicted under pre-and post-construction. <br /> c. There will be a clear depiction of the existing and proposed of the northerly side <br /> yard setback toward the rear of the house, and no new non-conformities can or <br /> will be created. <br /> 5. Conditioned on all Town Department comments read into the record. Including but not <br /> limited to the comments submitted by the Conservation Agent that the applicant must seek <br /> and obtain Conservation Commission approval at their meeting on January 26, 2023. <br /> 6. Any changes to the plans will require the applicant to return to this Board. <br /> 7. The Board finds that the application as submitted of the proposed change, extension, or <br /> alteration shall not be substantially more detrimental than the existing nonconforming <br /> structure or use to the neighborhood, and that there is adequate land area to provide <br /> sufficient parking, and there are no new non-conformities being created. <br /> 4 <br />
