Town of Mashpee <br /> ins, , seta 16 Great Neck Road North. <br /> r� g Mashpee, MA 02649 <br /> �fi �Ydmuw���4. <br /> Minutes of Meeting of <br /> Design Review Committee <br /> Tuesday, April 18, 2023 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Design Review Committee Members Present: Dave Morris, Karen Faulkner, and Jonathan <br /> Furbush. <br /> Dave called the meeting to order at 8:33 am. <br /> NEW HEARINGS <br /> 8:30 am Project Address: 40 Evergreen Circle <br /> Business name: Pastore Excavation, Inc. <br /> Agent/Owner: Attorney Christopher Kirrane for Chapter <br /> Closed, LLC <br /> Architect/Engineer: Cape & Island Engineering <br /> Requests: Applicant seeks to build a 7,475 sq. ft. commercial metal building <br /> with contractor bays. <br /> Attorney Christopher Kirrane representing the applicant. Also present was Mark Dibb, Cape <br /> & Islands Engineering. This is a typical Morton style metal building for 40 Evergreen Circle <br /> located in this subdivision. There were a couple of items that were not on the plan such as <br /> the building shutters, and the color swatch for the building. <br /> There are no signs being proposed for this project. This project will be before the Zoning <br /> Board of Appeals for a Special Permit. The applicant is requesting a one (1)ft. Variance from <br /> the setback to the road which is 74 ft. and the requirement is 75 ft. The applicant is also <br /> requesting parking in the front which is up to the discretion of the Zoning Board and most <br /> buildings on this street have parking in the front. <br /> Mr. Morris wanted to know if Pastore is leasing the building. Attorney Kirrane said there are <br /> four (4) contactor bays. His client may occupy two of the bays, and he may sell the other two <br /> as separate condos. Any bay that is not approved as a contractor bay would require an <br /> application with the Zoning Board of Appeals for approval. <br /> Mr. Furbush wanted the landscaping plans to determine the screening from abutting <br /> properties, and the parking situation. Mr. Furbush said that the application is incomplete; there <br /> was no landscape plan, there are no color swatches, and there were no shutters on the <br /> building. <br />
