2 <br /> Community Preservation Committee—Executive Session <br /> Minutes <br /> February 2,2023 <br /> Present: Arden Russell,Dawn Thayer,Brian Hyde,Mary Waygan,David Weeden, <br /> Lynne Barbee,Richard Klein,Paul Colombo <br /> Meeting Called„towOrder by Chairman Russell at 7:55 p.m. <br /> Mashpee Town Hall, Waquoit Meeting Room <br /> EXECUTIVE SESSION <br /> To consider the„purchase, exchan e lease or value of real r9p.e t identified*aswM751 Main Street, <br /> Mashpee pursuant tomG.L c_30A section 21(a6 <br /> At the direction of the Community Preservation Committee a working group consisting of CPC <br /> members Lynne Barbee and Richard Klein conducted negotiations with property owners Peter <br /> and Mark Govoni with respect to the subject property; 751 Main Street,Mashpee. <br /> An application was submitted to the CPC from Evan Lehrer, Town Planner dated June 30,2022 <br /> to purchase the subject property for the acquisition of Open Space. The 8-acre parcel is <br /> identified on Assessor's Map 13 as Parcel 58, <br /> Discussion followed with respect to the negotiations and the proposed counter-offer. The owners <br /> of the subject property have proposed to modify their request to consider the sale of the front <br /> 4-acre parcel to the Town of Mashpee through its Community Preservation Committee. <br /> From the appraisal conducted by the Appraisal Company of Cape Cod, Inc. the "Lotting" <br /> subdivision plan is comprised of a 4-lot subdivision plan. The lots within the subject 4-acre <br /> parcel are identified as Lot 1 and Lot 4. The front 4-acre parcel has 353.41 feet of frontage on <br /> Main Street/Route 130. <br /> It is the intention of the owners to develop the back 4-acres with(2)house lots to be occupied by <br /> the subject owners road access through the existing house lot driveway. <br /> The appraisal must be revised to reflect the 4-acre property consisting of vacant residential land; <br /> 2 ANR lots with road frontage on Route 130. <br /> It was agreed a placeholder article sponsored by the CPC would be placed on the warrant. <br />
