Yy � Town of Mashpee <br /> : 16 Great Neck Road North <br /> Hashpee, MA 02649 <br /> it 9 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 24, 2023 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, May 24, 2023, at <br /> 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. <br /> Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ron Bonvie, Scott <br /> Goldstein, Associate Members, Sharon Sangeleer and Charlie Reidy were present. Building <br /> Commissioner, David Morris was also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> CONTINUED HEARINGS <br /> 38 Fells Pond Road: Owners, Michael E. Gould and Jo Robin Gould request a Written Finding <br /> under §174-17 of the Zoning Bylaws to allow for an addition, extension of a pre-existing, non- <br /> conforming dwelling on property located in an R-3 Zoning District, Map 116 Parcel 22, Mashpee, <br /> MA. (Continued from April 26, 2023 hearings at the request of the applicant). <br /> Mr. Robb Sykes, Surveyor represented the homeowners who were present in the audience, and <br /> Kevin Strick, the builder for the addition request. Mr. Sykes made some adjustments to the site <br /> plan for the proposed addition, and corrected an error on size of the garage. He had a discussion <br /> with Drew McManus, Conservation Agent regarding the project, and he did not have any issues. <br /> A small part of the addition is within the 100 ft. setback from the wetlands, and the existing <br /> dwelling is located entirely in the flood zone. Mr. Sykes suggested that his site plan now conforms <br /> with zoning. <br /> Mr. Bonvie reviewed the site plan and would like the plan amended to state "existing structure <br /> coverage 20.6%,proposed structure coverage 24.4%. The lot coverage would be 100%. There is a <br /> pre-existing, non-conforming use but the language on the plan needs to be depicted in a different <br /> way. The existing lot coverage should depict 100%. The Board will want to know what the how <br /> must structure is being added to the lot. <br /> Mr. Morris mentioned that the previous plan did have the "100%"lot coverage. There are no new <br /> non-conformities being created. <br /> Mr. Goldstein wanted to make sure that the stone patios were not included in the lot coverage.Mr. <br /> Goldstein noticed that the foundation plan does not match the site plan, and it shows three sono <br /> tubes for a future optional deck above that would increase the lot coverage. <br /> 1 <br />
