Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> 04 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 14, 2023 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, June 14, 2023, at 6:00 <br /> p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. Chairman,Jonathan <br /> D. Furbush, Board Members William A. Blaisdell, Ron Bonvie, Scott Goldstein,Associate Members, <br /> Sharon Sangeleer, Charles Reidy, Brad Pittsley, and Robert Caggiano were present. Building <br /> Commissioner, David Morris was also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were being televised <br /> live on Mashpee TV. He will take comments after each hearing. <br /> NEW HEARING <br /> Chairman Furbush announced that he will re-arrange the order of the Agenda to move 53 James <br /> Circle to accommodate the owner and presenter. <br /> Sitting on this hearing are the four regular Board members, and Associate Member, Brad Pittsley. <br /> 53 James Circle: Owners,Cindy L.True and Michael Woodcock request a Written Finding under <br /> §174-17 of the Zoning Bylaws to allow for a second story addition (same footprint),to an existing <br /> single-family,pre-existing non-conforming dwelling on property located in an R5 Zoning District, <br /> Map 71 Parcel 43,Mashpee, MA. <br /> Owner, Cindy True presented her Written Finding request. She thanked the Board and audience for <br /> accommodating her position. The project includes a second story addition of the existing one story <br /> structure. She provided the Board with the site plan and building plans. <br /> The proposed second story addition will be within the existing home that consists of the breeze way <br /> and garage. It will not exacerbate any pre-existing non-conformities or be any more detrimental to the <br /> neighborhood. The existing first story structure,basement and foundation walls will not be demolished <br /> in the process of this addition. The final result will be a two story, four bedroom home with a below <br /> grade basement detailed in the architectural plans, and detailed in the lower corner of the site plan. The <br /> current septic system is the original 3-bedroom system to the house, and will need to be replaced as <br /> part of the project.Coastal Engineering has already submitted permits for a new 4-bedroom I/A System <br /> which meets all setback requirements. <br /> 1 <br />
