4 <br /> Mashpee Select Board-Affordable Housing Trust <br /> Minutes <br /> June 26, 2023 <br /> PUBLIC COMMENT (continued) <br /> An analysis of density was conducted of the acreage of surrounding properties in aggregate. The site <br /> 209 Old Barnstable Road proposes 24 units with 48 bedrooms resulting in a 13.3 density factor. For <br /> comparison,the 950 Falmouth Road project density is 5.9. The Lowell Road condominiums are <br /> defined at 11 in terms of density. <br /> Ellen Klenert a resident of Lowell Road indicated over the past 29 years she has seen various changes <br /> to the area. With the re-routing of traffic,the road is now a new conduit for commercial and oversized <br /> vehicles. To add more development in this area would create an already dangerous situation. The <br /> proposed affordable housing site is situated in the middle of two schools and a golf course. Although <br /> she is sympathetic to the housing situation Ms. Klenert voiced strong opposition to the project and <br /> urged the planners to reconsider this site. <br /> Mike Hannan of Snead Drive commented on the Commercial Street project as perfect and previously <br /> planned for affordable housing. The project has stalled, and he was told the matter was in land court. <br /> Mr. Hannan stated the 209 Old Barnstable Road project does not appear to have much community <br /> engagement. There is a lack of information online. In moving forward, it was felt this would be a slow <br /> process stating that as residents they do have a voice on this matter. 90%of the area communities are <br /> noted to be in opposition. Mr. Hannan indicated he feels the Town is going to move ahead with this <br /> project anyway and asked if 3.7 acre site is going to get the Town any closer to achieve the affordable <br /> housing goals. <br /> Linda Dallis also residing on Lowell Road stated the road is now damaged from those walking along <br /> the road. There are million-dollar homes in the area, and then there is a small affordable housing <br /> project planned. How is the Town going to keep the children safe? Ms. Dallis indicated that affordable <br /> housing is fine in other places. This area is too crowded. If she put up a fancy home and had <br /> affordable housing next to her house she would move. Ms. Dallis stated people are afraid that <br /> something is going to happen when you crowd the area. <br /> Glen McCarthy—Deferred his comment at this time. <br /> John Barron,Players Circle conveyed concern regarding density. Over the course of seven years 420 <br /> new homes have been constructed. The site is situated in close proximity to two schools, and the <br /> police, fire and council on aging complex. There is a lot of Town of Mashpee development <br /> surrounding this area. The affordable housing project might be better suited in another location. <br /> Anthony Venuti of Snead Drive discussed his concerns regarding density and traffic. Twenty-four <br /> homes would equate to 48 vehicles. In the aspect of safety,there is the golf course crossing the street <br /> many times daily and there are walkers to consider. <br /> Lynne Barbee—Deferred her comments at this time. <br /> 4 <br />
