Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> 101, <br /> AUGUST 23,2023 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, August 23, 2023, <br /> at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. <br /> Chairman, Ronald Bonvie, Board Members, Jonathan Furbush, William Blaisdell, Scott <br /> Goldstein,and Associate Members, Charles Reidy, and Brad Pittsley. Also present was Building <br /> Commissioner, David Morris. <br /> Chairman Bonvie and the Board rearranged the Agenda and opened the meeting to the new <br /> hearings at 6:00 pm. The hearings were televised live on Mashpee TV Channel 8. There were no <br /> comments from the audience on any non-related topics. <br /> NEW HEARINGS <br /> 428 Monomosco Road: Owners, Thomas R. and Laurie L. Fordham request a Special Permit <br /> under §174-17.1 and §174-33 of the Zoning Bylaws to raze a pre-existing, non-conforming single <br /> family dwelling and replace it with a new single family dwelling on property located in an R-3 <br /> Zoning District, Map 124 Parcel 52, Mashpee, MA. <br /> Sitting on this hearing were the four regular Board members and Mr. Pittsley. <br /> Attorney Christopher Kirrane represented the homeowners requesting a raze and replace of a <br /> single-family dwelling located in an R-3 Zoning District. This lot is totally within Land Subject <br /> to Coastal Storm Flowage (LSTCSF), which means there is zero lot coverage for zoning <br /> purposes, and there is 40 ft. of frontage which is non-conforming in the R-3 district for this lot. <br /> The structure is non-conforming because of the 100% lot coverage under LSTCSF,that has zero <br /> setback to wetlands, and there is a westerly side yard setback non-conformity of 9.4 ft. <br /> The current structure coverage is 15.2%.The proposal is to raze and replace the existing dwelling, <br /> and to eliminate the westerly side yard setback to conform at 15.5 ft. and reduce the overall lot <br /> structure coverage to 12.7%. There will be 300 sq. ft. less of structure. The project was approved <br /> by the Conservation Commission and will include an IA technology micro-fast septic system. <br /> The new structure will become a flood zone compliant and building code compliant. There are <br /> no new non-conformities being created, and there will be dry wells installed to capture water <br /> runoff. The new structure will be similar to other dwellings in the neighborhood that have been <br /> approved by the Board in the past. <br /> 1 <br />
