Minutes of Meeting of <br /> Design Review Committee <br /> Tuesday, August 15, 2023 <br /> Mashpee Town Hall Popponesset Meeting Room <br /> Project Address: 11 Evergreen Circle <br /> Business,Name: Best Buy Beverage <br /> Owner: Mahendra Patel <br /> Agent: Thiago Torres with WhatAView Marketing Solutions <br /> Request: 20 sq. ft. (72" x 40") Business Road Sign. <br /> Mr. Torres represented the application request for a stand-alone sign mounted at the entrance <br /> to 11 Evergreen Circle. He provided a site plan of the property depicting the sign location. <br /> Mr. Morris requested Mr. Lehrer, Town Planner represented the Planning Board to review this <br /> sign application with the Committee. Mr. Lehrer stated that Best Buy Beverage was approved <br /> by the Planning Board. <br /> Mr. Lehrer stated that the proposed sign location that was submitted needs additional <br /> evaluation. Mr. Lehrer has no issue with the design of the sign proposal. He suggested that <br /> the Committee could approve the design as presented, but he would like the opportunity to <br /> evaluate the sign's location with Mr. Morris and the Planning Board's consulting engineer to <br /> ensure that there are no line of sight issues, and to make sure the sign is properly located on <br /> the subject property, and doesn't conflict with the sign easement that is currently there. <br /> Mr. Lehrer said that the sign should be setback far enough so it does not compete with the <br /> existing ladder sign. He would like to meet with the owner and Mr. Pesce to review and mark <br /> the most advantageous location. <br /> Mr. Furbush believes it should be mounted closer to the driveway entrance of the building. <br /> Ms. Faulkner read the commercial sign bylaw 174-55 (c) that one free standing sign is <br /> permitted on each lot provided that it does not exceed forty (40) sq. ft. etc. <br /> Mr. Lehrer stated that is absolutely the applicable bylaw section. Mr. Lehrer also mentioned <br /> that he could meet with Catherine Laurent to determine the most advantageous sign location. <br /> Mr. Lehrer recommends that signs are legible, and have sufficient architectural features that <br /> might otherwise create some hazard. The sign should not be competing with the approved <br /> existing sign, and the location should be adding visual clutter. <br /> Mr. Lehrer said it is unnecessary to bring this application back to the Planning Board, but <br /> wants to make sure that this sign is consistent with the current bylaw and not creating any <br /> potential hazards. The construction and design is acceptable and is consistent with signs in <br /> the district. <br /> The sign will have landscape lighting only. The Committee had no further issues. Mr. Morris <br /> asked for a motion. <br />
