The buffer zone is well into house footprint, and coastal flood zone extends into the land, however no work being done in the coastal zone except mitigation. Structural additions are the NW corner over existing hardscape. Removal of four oaks growing up through existing deck and they would like to remove the four trees. For mitigation, planting plan of 265 sq feet, including 3 species, total 34 plants adjacent to the pond, all currently occurring in the buffer zone. Alex Zollo: Is the septic being relocated?
