MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 27, 2024 <br /> 17 Monomoscoy Road West: Owners, Biria St. John Trust, Biria D. St. John and Elaina C. St. <br /> John,Trustees request a Special Permit under§174-17.1 of the Zoning Bylaws to raze and replace <br /> a pre-existing, non-conforming single-family dwelling and detached garage, and replace it with a <br /> new single-family dwelling with attached garage on property located in an R-3 Zoning District, <br /> Map 114, Parcel 20, Mashpee, MA. <br /> Sitting on this hearing are Chairman Bonvie, Ms. Sangeleer, Mr. Blaisdell, Mr. Goldstein, and <br /> Mr. Ganzenmuller. <br /> Mr. Reidy read the public heating notice into the record, and a letter from Attorney Kirrane <br /> requesting a continuance until Wednesday, April 10, 2024. <br /> Mr. Blaisdell asked the Board Secretary if the timeline was acceptable. Ms. Romero stated; yes, <br /> as long as there is a written request agreement by the applicant and Board to a future date certain. <br /> Mr. Reidy made a motion that the Board accept the Attorney's request on behalf of his client. Ms. <br /> Sangeleer seconded. All were in favor to approve the continuance request until Wednesday,April <br /> 10, 2024. <br /> Attorney Kirrane, and the Board members signed an agreement to the future date requested. <br /> NEW HEARINGS <br /> 53 Seconsett Island Road: Owner, Stephen Devlin requests a Written Finding under §174-17 <br /> of the Zoning Bylaws to allow for a 14 ft. x 23 ft. addition to the second floor of a pre-existing, <br /> non-conforming dwelling on property located in an R-3 Zoning District, Map 119, Parcel 6, <br /> Mashpee, MA. <br /> Sitting on this hearing are Chairman Bonvie, Ms. Sangeleer, Mr. Blaisdell, Mr. Goldstein, and <br /> Mr. Reidy. <br /> Mr. Steve Devlin,represented himself,is a licensed builder, and will be constructing the addition. <br /> He provided the Board with the proposed site plan, and design plans for the project. The existing <br /> home is currently a two bedroom home with a three bedroom septic system. The construction <br /> includes a second floor addition as an additional bedroom. <br /> Mr. Reidy read the Board of Health comments into the record dated March 25, 2024; "House is <br /> 2 bedroom, septic was originally designed for 3 bedroom, and this would be the third bedroom. <br /> No issues with Health Department.
