<br /> business day after the expiration of the 20-day Appeal period, which extends through

<br /> lapse three years after date of grant unless a shorter period of time is specified in the
<br /> Decision. If the rights authorized by a Variance are not exercised within one year of

<br /> construction has commenced, or(2) a Petition for a six-month extension has been filed
<br /> prior to the expiration date, or (3) the property that is the subject of the Variance has
