Connolly Bk.: 33956 <br /> 234 Main Street Pg.: 285 <br /> Map 37 Parcel 71 <br /> Mashpee, MA 02649 <br /> A Petition was filed on August 17, 2023 by Owner,Nathan J. Connolly requests a Written Finding <br /> under §174-17 of the Zoning Bylaws to allow for construction of a family room and entry way <br /> addition, extension to a pre-existing, non-conforming structure on property located in an R-5 and <br /> Historic District(s), at 234 Main Street, Map 37, Parcel 71, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br /> Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation in <br /> the Town of Mashpee, on August 25, 2023 and September 1, 2023 a copy of which is attached <br /> hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, September <br /> 27, 2023 at which time the following members of the Board of Appeals were present and acting <br /> throughout; Chairman, Ron Bonvie, Board Members, Sharon Sangeleer, William Blaisdell, <br /> Jonathan Furbush, and Associate Member, Charles Reidy. <br /> Mr. Connolly presented his request for a Written Finding under§174-17 to construct a breeze way <br /> and family room that will be attached to the existing dwelling. He provided the Board a site plan <br /> and floor plan of the proposed addition that will be situated on sono tubes. The proposed structure <br /> will be setback is 34.7 ft. from the front property line, and 20.7 ft. from the side property line. The <br /> existing dwelling is pre-existing non-conforming setback at 30.4 ft. from the front property line. <br /> The site plan also depicted a shed that is 140 sq. ft. and setback 20 ft. from the side setback. The <br /> existing lot coverage is 2.7%,and the proposed is 4.1%which is under the 20%requirement in the <br /> R-5 Zoning District. <br /> The property is also located in the Historic District of Mashpee, and required approval from the <br /> Historical Committee. A meeting took place on July 27, 2023, and the application was approved <br /> 4-0 by the Committee. <br /> l <br />
