MASHPEE ZONING BOARD OF APPEALS <br />DECISION FOR A WRITTEN FINDING <br />Owner, Gina Girard (f/kla Gina Devlin) <br />20 Oneida Avenue, Map 65 Parcel 48 <br />Mashpee, MA 02649 <br />FINDING-2023-57 <br />In view of the foregoing, the Board determined the Petitioner met the criteria for a Written Finding. <br />Upon motion duly made and seconded at the Public Hearings on Wednesday, October 11, 2023 <br />the Zoning Board of Appeals voted unanimously to issue a for a Written Finding under § 174-17 <br />of the Zoning Bylaws to allow for construction of a deck, and garage with a porch addition, and <br />extension to a pre-existing, non -conforming structure on property located in an R-3 Zoning <br />District, Map 65 Parcel 48, Mashpee, MA with the following conditions: <br />The Board has determined that the applicant meets all the conditions of a Written Finding <br />under Mass General Law 40A Section 6. <br />2. Site Plan — Prepared for: Gina Girard, 20 Oneida Ave., Mashpee, MA. Prepared by: Cape <br />& Islands Engineering, Sheet 1 of 1, Date: January 30, 2023, Drawn by: WNH, Checked <br />by: RLR. Stamped and signed by Matthew C. Costa, No.: 52282. <br />3. House plans — Girard Residence, 20 Oneida Ave., Mashpee, MA. Prepared by: Design by <br />SPB, Pocasset, MA. Plan date: 3-9-23. Al: Proposed Right Elevation, Left Elevation, and <br />Rear Elevation. A2: Proposed Foundation Plan, 4 Season Room, and Floor Framing Plan. <br />D1: Detail Sheet. <br />4. Conditioned on all Town Department comments read into the record. Including but not <br />limited to the Board of Health and Conservation Department comments. <br />5. Any changes to the plans will require the applicant to return to this Board. <br />6. The Board finds that the proposed project is not substantially more detrimental than the <br />pre-existing, non -conforming structure to either the Town or the neighborhood. <br />4 <br />
