Monroe <br />9 Woodland Avenue, Map 49 Parcel 98 <br />Mashpee, MA 02649 <br />FINDING-2023-56 <br />In view of the foregoing, the Board determined the Petitioner met the criteria for a Written Finding. <br />Upon motion duly made and seconded at the Public Hearings on Wednesday, October 25, 2023, <br />the Zoning Board of Appeals voted unanimously to issue a Written Finding to Owners, Richard <br />N. and Theresa G. Monroe under § 174-17 of the Zoning Bylaws to allow for a deck reconstruction, <br />a three season porch addition, and extension over an existing garage to a pre-existing, non- <br />conforming structure on property located an R-5 Zoning District, Map 49 Parcel 98, Mashpee, MA <br />with the following conditions: <br />The Board has determined that the applicant meets all the conditions of a Written Finding <br />under Mass General Law 40A Section 6. <br />2. Sheet 3: Match height and roof pitch to existing building, Sheet 4: Trim, screen <br />porch (unfinished), and three season room. <br />4. Conditioned on all Town Department comments read into the record. Including but not <br />limited to the Conservation and Board of Health Departments. <br />5. Conditioned on the comments submitted by the DPW Director to install drywells for the <br />roof runoff. <br />6. Any changes to the plans will require the applicant to return to this Board. <br />7. The Board finds that the proposed project is not substantially more detrimental than the <br />pre-existing, non -conforming structure to either the Town or the neighborhood. <br />
