Thurston <br /> 25 Menemsha Road Map 123 Parcel 140 <br /> Mashpee, MA 02649 <br /> SP-2023-44 <br /> The septic system will be an IA system that was approved by the Board of Health, and was <br /> approved by the Conservation Commission.The structure will be built on pilings and will be flood <br /> zone compliant, building code compliant, and energy code compliant. Drywells will be installed <br /> to capture all water runoff. The new structure will be built similar to other structures in the <br /> neighborhood, and is not more detrimental to the neighborhood than what currently exists. <br /> GENERAL FINDINGS <br /> The subject property located 25 Menemsha has approximately 9,100 sq.ft. of land. The subject lot <br /> is located within the Popponesset Overlay District, and has the following minimum dimensional <br /> requirements: <br /> Minimum Lot Size—6,000 square feet <br /> Minimum Frontage—60 feet <br /> Minimum Front Yard Setback—25 feet <br /> Minimum Side and Rear Yard Setbacks— 15 feet <br /> The Board of Health Agent comments dated July 28,2023 were read into the record; "No increase <br /> in bedrooms, to remain 3 bedroom. Title S completed 5-20-23. ". <br /> The Conservation Agent comments dated July 31, 2013 were read into the record; "This project <br /> was approved by the commission and issued an order of conditions at their July 27h public <br /> meeting.
