Ms. Zollo underscored groundwater, <br />elevation, and setbacks as the primary concerns regarding Regulation 25. Mr. McManus <br />reiterated the applicant's requests, revisions, and past discussions. The proposal entails replacing <br />an existing single-family dwelling with an Innovative Alternative Title V system, mitigation <br />plantings, landscaping, and hardscaping. Revisions involved retracting the garage to preserve <br />natural vegetation, adjusting leach fields to meet setback requirements, and modifying the <br />driveway. Despite the garage relocation, mitigation efforts remained unchanged. <br /> <br />During initial deliberations, questions arose regarding the possibility of elevating the <br />dwelling on pilings due to concerns about wave action and height.
