Proposed pier, ramp and float. Rep:
Falmouth Engineering, Inc
Resource Area: Land Under Ocean, Coastal Bank a.k.a. the bulkhead,
saltmarsh, & Land Subject to Coastal Flow.
Mr. Borselli represents the applicant regarding a proposal for a new pier, ramp,
and float, measuring approximately 8 feet by 24 feet. Situated on Spoondrift Cove amidst similar
dwellings, the project aligns with the area's typical features. During the design phase, an informal
discussion with Mr. McManus and the Harbormaster yielded a set of specific requirements, all
of which Mr. Borselli believes they have addressed. One crucial requirement was maintaining a
48-foot separation between the applicant's float and the float on the opposite side of the cove,
ensuring sufficient depth. The Harbormaster has reviewed the proposed designs and raised no
objections.

Mr. Borselli then details the project's design. The property's location features a vertical timber
bulkhead along the saltmarsh edge, establishing it as a manmade coastal bank. The dock rests on
a fixed timber pier, 4 feet wide and 16 feet long, supported by 6 feet by 8 feet posts, with the
back of the float upheld by two pilings.

PUBLIC COMMENTS

Mr. Penman, a resident of Spoondrift Way without waterfront access, voices his support for the
presented project. He highlights his regular use of the public access area for kayaking and
boating and believes there will be no adverse effects on the public.

Mr. Rothenberg, located directly across from the proposed site, speaks to the applicant's good
character and asserts that despite having the largest dock and boat on the cove, there will still be
sufficient room for safe navigation.

Ms. Clary, also residing on the cove, expresses concern about the project's size relative to the
cove and potential congestion if all homeowners dock their boats simultaneously. Mr. Borselli
assures Ms. Clary and the commissioners that they have thoroughly considered the impacts on
