MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MAY 22, 2024 <br /> Mr. Bonvie reviewed the requirements under the Special Permit, and this is under the Board's <br /> purview. <br /> Attorney Kirrane is amendable to the condition that the engineer provide additional calculations <br /> prior to a building permit. <br /> Mr. Bonvie stated that if the calculations do not satisfy the Board's concern, than they could be <br /> submitted to a consulting engineer. <br /> Mr. Bonvie stated the motion should include prior to issuance of a building permit, that the design <br /> engineer submit design calculations for his roof drainage including the method he used whether <br /> DEP or NOA standards and what velocity storm. The Board will review these standards submitted, <br /> and if they do not meet the minimum standards for the Board's opinion, he will be asked to <br /> redesign the plan. <br /> Mr. Morris had the same comment as the last hearing, that the shed is a conforming condition. <br /> Sheds that are under 200 sq. ft. are considered moveable. He is reluctant to call these existing non- <br /> conforming when using the setback scenario. Sheds are not considered permanent structures. Each <br /> situation is different, and the Board has to use their judgement. <br /> Attorney Kirrane stated that the house itself is non-conforming. There are no new non-conformities <br /> being created. <br /> Mr. Bonvie asked if there were any comments from the audience. There were none. <br /> Mr. Furbush asked how the owners will manage the drainage of the spa. <br /> Attorney Kirrane stated that the Board can condition that the water be drained off site. <br /> The Board reviewed the height of the building plans and agree that the Building Commissioner <br /> will review the plans when submitted for building codes, and zoning. <br /> Mr. Morris commented that the building plans are reviewed by the Board of Health at the time of <br /> the building permit submittal. <br /> Attorney Kirrane stated that the building plans are reviewed the by respective departments prior <br /> to issuance of a building permit. <br /> Mr. Furbush made a motion to close the public hearing.
