MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> Owner, Ilya I. Ilin <br /> 18 Neshobe Road, Map 125, Parcel 105 <br /> Mashpee, MA 02649 <br /> FINDING-2024-01 <br /> SPECIFIC FINDINGS <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a Written <br /> Finding. Upon motion duly made and seconded at the Public Hearings on Wednesday,March 13, <br /> 2024 the Zoning Board of Appeals voted unanimously to issue a Written Finding to Owner, Ilya <br /> 1. Ilin under §174-17 and §174-33 of the Zoning Bylaws to allow for a 360 sq. ft. addition to a <br /> pre-existing, non-conforming structure on property located in an R-3 Zoning District, at 18 <br /> Neshobe Road, Map 125, Parcel 105, Mashpee, MA with the following conditions: <br /> 1. The Board finds that the applicant meets all the conditions of a Written Finding under Mass <br /> General Law 40A Section 6. <br /> 2. Site Plan—Prepared for Ilia I. Ilin, 18 Neshobe Road,Mashpee,MA. Scale: 1 20',Date: <br /> January 17, 2024. Prepared and Stamped by: John Doyle, PLS,No.: 33589. <br /> 3. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health, Conservation Department, and Building Department <br /> comments. <br /> 4, The Board finds that the proposed project under §174-17 and §174-33 is not substantially <br /> more detrimental than the pre-existing, nonconforming structure or use to either the Town <br /> or the neighborhood. <br />
