MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> Richard T. Jackmauh and Anne M. Wood Trustees <br /> Of the RJAW Family Revocable Trust <br /> 231 Monomoscoy Road, Map 114, Parcel 98 <br /> Mashpee, MA 02649 <br /> FINDING-2024-10 <br /> SPECIFIC FINDINGS <br /> The Board finds under§174-17 and§174-33 of the Zoning Bylaw allows for the change,alteration, <br /> and expansion of a non-conforming structure, and that the 406 sq. ft. addition will conform to all <br /> setback requirements except the wetland, and will not result in a condition that is substantially <br /> more detrimental than the existing non-conforming structure to the neighborhood, and there is <br /> adequate land area to provide for parking and setbacks as may be required. There will be no <br /> increase in bedrooms. The lot coverage will increase from 13%to 17.5%which is under the 20% <br /> requirement. <br /> There were no more comments from the Board. <br /> Upon motion duly made and seconded at the Public Hearings on Wednesday, March 13, 2024 the <br /> Zoning Board of Appeals voted unanimously to issue a Written Finding to Owners, Richard T. <br /> Jackmauh and Anne M. Wood, Co-Trustees of the RJAW Family Revocable Trust under §174-17 <br /> and §174-33 to allow for a 460 sq. ft. addition, and a deck to a pre-existing, nonconforming <br /> structure on property located in an R-3 Zoning District, at 231 Monomoscoy Road, Map 114, <br /> Parcel 98, Mashpee, MA with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Certified Plot Plan with new addition,231 Monomoscoy Road, Owner/Applicant: Richard <br /> T. Jackmauh, Scale: 1" = 20 ft., Prepared by EAS Survey, Inc., Stamped and signed by: <br /> Edward A. Stone,No.: 28980 Registered Professional Land Surveyor, 1/24/24. <br /> 3. Floor Plans — Job address: 231 Monomoscoy Road, Prepared by: JB Designs, Date: <br /> 10/21/23,Drawn by:JB,Scale: '/4"= 1',Page 1:Proposed Right Elevation,Proposed Upper <br /> Floor Plan, Page 2: Proposed Foundation Plan, Proposed Lower Floor Plan, Page 3: Roof <br /> Framing Plan, Page 4: Shear Wall Elevations, Page 5: Wall Openings/Headers. <br /> 4. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health, Conservation Department, and Town Planner comments <br /> and recommendations. Also conditioned upon to reapply to the Board of Health for septic <br /> Variance and any other Board of Health requirements. <br /> 5. . Any changes to the plans will require the applicant to return to this Board. <br /> 6.
