The subject property has the <br /> following pre-existing,non-conformities:minimum lot size,frontage,and side setback(northerly). <br /> The lot consists of 17,600 sq. ft. of land total (inclusive of water and wetlands) where 80,000 is <br /> required. The lot provides 64.8 feet of frontage where 150 ft. is required. The rear yard setback is <br /> 11 ft.where 15 ft. is required. The northerly lot line setback is 10.4 ft. where 15 ft. is required. The <br /> lot is covered by structures totaling 1,672 sq. ft. for a total lot coverage of 14.6%when removing <br /> the wetland area 6,166 sq. ft. from total lot area. The proposed lot coverage will increase to 17.6%. <br /> The Board has to determine if the proposed elevated boardwalk and stairs is or is not substantially <br /> more detrimental to the neighborhood than the existing structure.
