• Roll Call: Mr. O'Neil (Yes), Ms. Zollo (Yes), Ms. Clapprood(Yes), Mr.
Dalton (Yes), Mr. Colombo (No).
The motion passes (4:1).
6:1
AOOC
50 Coastline Dr, Richard T. Miller. Proposed amended order of conditions 43-3084 for
pool, patio, landscaping and hardscaping. Rep:Bayswater Development, LLC.
R.esciurc e ,krea 3 t[1'6 "Il mu h) w) 4)1` :;ci,sd fl 11van< anil coa kfl
Mr. Galanis—The project is currently in process and the applicants would like to add on
to the pool area. A tentative landscape plan has been submitted to the Commission for review.
COMMISSIONERS COMMENTS
Additional deliberation ensued pertaining to the clarification of the filing process for the
pool.
Mr. Colombo requests clarification regarding the proposal, as it is for both a pool and a
spa. Mr. Galanis confirms that this is correct. He refers to the plan specifically at the section
where the pool equipment is located off the patio, near the dark American arborvitae, and
mentions if there is a drywell to accommodate maintenance of the pool and spa. Mr. Galanis
ensures there are drywells and explains the proposed plan. Mr. Colombo points out that the
submitted plan does not depict them, which is confirmed by Mr. Galanis, who also mentions
previously submitted plans with possible depictions.
Ms. Zollo expresses her concerns about the lack of native plantings being proposed and
whether or not a specified plant species is permitted. Deliberation ensues.
Mr. Galanis provides additional details regarding the drainage design plan.
Mr. Colombo asks for the distance from the bank to the spa as the provided draft lacks
this information. Mr. Galanis is unable to supply this information at the time.
Additional deliberation ensues among the Commissioners regarding the plan differentials.
Mr. McManus suggests, in the interest of absolute clarity, having both the original plan
showing the house footprint, the planted dune area, the top of the coastal bank, and the setbacks,
along with the revised landscape hadscape plan that doesn't show the 100' setback and bank. He
proposes a plan that combines both, showing the hardscaping elements, the contour of the bank,
the beach grass plantings, and the drywells associated with the pool. Mr. McManus concludes
by suggesting developing a plan that includes the original plan's surveying combined with the
current plan and all the hardscaping.
11
