Proposed Plan: <br /> 1. Details of the building footprint, internal measurements, groundwater elevation at 3.9 ft, <br /> dewatering details, and an estimated dewatering area within cleared site areas. <br /> Proposed Landscaping Plan: <br /> 1. Includes 90% native species, 29 additional species, and 13 grasses and flowering plants <br /> from the New England Wildlife Conservation Mix. <br /> 2. Plantings are proposed within cleared and graded areas, within the outer limits of the 75 <br /> ft buffer of bordering vegetated wetlands. <br /> 3. Reduces the proposed lawn area by 50%,with a total proposed area of 1,390 sq ft, <br /> achieving a 6:1 mitigation ratio. <br /> 4. Grading will cover 258 sq ft to avoid adding a retaining wall, which would cause more <br /> site disturbance. <br /> 5. Species proposed: 7 trees (white oak, red cedar), 4 large shrubs, 92 medium to small <br /> shrubs, 5 types of flowering herbs, and 13 varieties of grasses and flowering plants. 72% <br /> of the site will remain forested. <br /> Detailed Plan: <br /> • Includes dewatering notes, soil test pit data, septic system profile, roof filtration system <br /> profile, soil evaluation, seasonal water adjustment, septic system design calculations, and <br /> additional figures requested by the Commission. <br /> The letter addresses the Commission's requests for information and questions: <br /> • The Commission requested a preliminary landscaping plan(page 2 of submitted plans) <br /> and cross-sections of the septic system (page 3). <br /> • Information under the Mashpee zoning bylaws: The proposed project requires relief for <br /> fill in land subject to coastal storm flowage. The bylaw allows for 2 ft of fill against the <br /> foundation; however, the project requires additional fill. Additionally, the fill must be <br /> graded within 10 ft of the foundation,but the project needs to extend beyond 10 ft to <br /> comply with foundation and septic system requirements in the infiltration areas. <br /> Reasoning for Fill: <br /> • The driveway is several feet lower than the street elevation. <br /> • To lift the dwelling 1 ft higher than the FEMA flood zone (elevation 11). <br /> • To provide a 5 ft separation between seasonal high groundwater and the bottom of the <br /> soil absorption system. <br /> • Roof infiltration systems require a 2 ft separation from seasonal high groundwater. <br /> • Surrounding the foundation needs to extend at a 3:1 slope. <br /> Waiver Request(Revised 6/3): <br /> 5 <br />
