MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
FEBRUARY 23,2022
A permit was originally granted for a modification for an addition on the
building.Attorney
Kirrane provided the original plans that depict a 3,700 sq. ft. building. The
Board had
issued a modification to the Special Permit to construct two wings onto the
existing
structure to be utilized during the construction phase.
These two wings were to provide for adult use or recreational use
marijuana because the
original building that is currently on the site is for medical use. The original
style and
design of the building was cost prohibitive, and is not consistent with the
typical building
design that is already onsite,
The new design was approved by the Design Review Committee, the lot
coverage is not
increasing, and in essence is reducing the lot coverage on the site
because the building is
smaller and within the same footprint of the original building. It will be
connected to the
current building with an enclosed breezeway that is shown on the plan.
The business is not
changing, there will be a separate entrance and exit for both the
recreational and medical
use. The building that currently houses the operation will be used largely
for office space
for the operators and employees of the facility. All the security measures
will remain the
same. The request is within the parameters of a minor modification. He
respectfully asked
the Board to approve the request fora minor modification,
Mr. Furbush was in that Design Review meeting, and he agrees that it is
a minor
modification. He polled the Board for comments, and there were none.
Mr. Bonvie made a motion that the Board issue a Minor Modification to M3
Ventures, Inc.
d/b/a Triple M at 29/41 Echo Road for(SP-2015-33, 2019-36, and
2020-28). The proposed
building footprint will be reduced from 3,700 sq. ft. to 3,612 sq. ft. from a
two story
building to a single story, and will be aesthetically more keeping with the
Cape Cod
architecture.
Mr. Gould seconded, yes,Mr. Blaisdell, yes, Mr. Goldstein, yes, Mr.
Bonvie,yes, and Mr.
