MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> FEBRUARY 23,2022 <br /> A permit was originally granted for a modification for an addition on the <br />building.Attorney <br /> Kirrane provided the original plans that depict a 3,700 sq. ft. building. The <br />Board had <br /> issued a modification to the Special Permit to construct two wings onto the <br />existing <br /> structure to be utilized during the construction phase. <br /> These two wings were to provide for adult use or recreational use <br />marijuana because the <br /> original building that is currently on the site is for medical use. The original <br />style and <br /> design of the building was cost prohibitive, and is not consistent with the <br />typical building <br /> design that is already onsite, <br /> The new design was approved by the Design Review Committee, the lot <br />coverage is not <br /> increasing, and in essence is reducing the lot coverage on the site <br />because the building is <br /> smaller and within the same footprint of the original building. It will be <br />connected to the <br /> current building with an enclosed breezeway that is shown on the plan. <br />The business is not <br /> changing, there will be a separate entrance and exit for both the <br />recreational and medical <br /> use. The building that currently houses the operation will be used largely <br />for office space <br /> for the operators and employees of the facility. All the security measures <br />will remain the <br /> same. The request is within the parameters of a minor modification. He <br />respectfully asked <br /> the Board to approve the request fora minor modification, <br /> Mr. Furbush was in that Design Review meeting, and he agrees that it is <br />a minor <br /> modification. He polled the Board for comments, and there were none. <br /> Mr. Bonvie made a motion that the Board issue a Minor Modification to M3 <br />Ventures, Inc. <br /> d/b/a Triple M at 29/41 Echo Road for(SP-2015-33, 2019-36, and <br />2020-28). The proposed <br /> building footprint will be reduced from 3,700 sq. ft. to 3,612 sq. ft. from a <br />two story <br /> building to a single story, and will be aesthetically more keeping with the <br />Cape Cod <br /> architecture. <br /> Mr. Gould seconded, yes,Mr. Blaisdell, yes, Mr. Goldstein,yes, Mr. <br />Bonvie,yes, and Mr. <br /> <br />
