MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
SEPTEMBER 14,2022
Mr. Goldstein mentioned that the property is in a minimal flood zone area.
Mr. Bonvie mentioned that the required front setback is 25 ft., and Seaview Aare is existing at
22.2 ft., and the proposed is 15.5 ft. and thought this was expanding a non-conformity.
Attorney Kirrane said this is not a new non-conformity. He said in order to make the overlook
Knoll Road setback-conforming,the house will be pushed back. He said that they are eliminating
two non-conformities. Also, there are two streets bordering both sides of the hawse, and that the
setback requirement in this zoning district is 15 ft., but the distance will be 15.5 ft.
The Board had a discussion regarding the parking situation on both Seaview Ave. Attorney
Kirrane said there will be a driveway installed sufficient enough for two vehicles.
Mr. Morris wanted to confirm that the bulkhead is a clamshell style. Attorney Kirrane said yes.
Mr. Furbush noticed that there are no drywells on the site plan, and questioned the outdoor
shower.
Mr. Bonvie mentioned that there may be a requirement from the Board of Health for an outdoor
shower.
Mr. Reidy read the Conservation and the Board of Health Department comments into the record.
The property is no within wetlands jurisdiction.
An abutter from 17 Seaview Avenue addressed the Board and is concerned about the parking
situation during construction.
Mr. Bonvie asked Mr. Morris for his opinion for the parking concerns. Mr. Morris said that there
might be an association rule that two wheels of a parked ear may need to be off the pavement.
Mr. Muccio addressed the Board and will do his best to park without blocking the street. He
offered the neighbor his cell phone number.
Mr. Bonvie mentioned that if he made a motion the Board would encourage that whoever builds
this home will make sure that they police the area in reference to parking issues and keep the
residents abutting the property in the general area satisfied..
