Town of Mashpee <br /> wi. 1a70 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> 4 <br /> ���Q��'6MUW M�'4�4• <br /> MEETING MINUTES <br /> JANUARY 8, 2025 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, January <br /> 8, 2025, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck <br /> Road North. Chairman, Ronald Bonvie, Board Members, William Blaisdell, Jonathan <br /> Furbush, Scott Goldstein, and Associate Members, George Ganzenmuller, Robert <br /> Caggiano, and Michael Milbury. Also present was Building Commissioner, David <br /> Morris. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the hearings <br /> were being televised live on Mashpee TV. He will take comments after each hearing. <br /> CONTINUED HEARINGS <br /> 2 Ned Besse Road: Owner, Peter W. Salenius, Trustee of the Salenius Realty Trust <br /> requests a Special Permit under§174-17.1 and §174-33 of the Zoning Bylaws to raze <br /> a pre-existing, nonconforming single-family dwelling and replace it with a new single- <br /> family dwelling on property located in an R5 Zoning District, Map 21, Parcel 2, <br /> Mashpee, MA (Continued from 9125124, 1019124, and 11/13124 hearings.) <br /> Sitting on this hearing are the five regular Board Members <br /> Attorney Christopher Kirrane represented the homeowners for 2 Ned Besse Road. <br /> The project was continued from the November meeting to allow the Attorney to <br /> research the Board questions regarding lot coverage, the height of the proposed <br /> dwelling, and access to the road. <br /> Attorney Kirrane stated that the existing dwelling is located in the R-5 Zoning <br /> District, and has a several nonconformities. The lot area is actually 12,644 sq. ft. <br /> when properly deducting the resources areas, and includes the inland bank. The <br /> total lot area is 12,800 sq. ft. which is a nonconforming condition. The frontage is <br /> 75 ft., and the lot is within the 50 ft. setback from wetlands. The north side yard <br /> setback is 9.9 ft., the south side yard setback is 8.6 ft., and the rear is 14.5 ft., and <br /> all are nonconforming conditions. The lot size is 13.1% which is a conforming <br /> condition. <br /> 1 <br />
