20 <br /> Mr. Cauley-Landers continued by stating that he designed the septic system as <br /> required for a 280-gallon system per day. They created a 350-gallon system just <br /> in case there is an expansion in use. It is going to have minimal use that is not <br /> going to be critical that if it were to break down. Mr. Tavares could fix it. The <br /> intent of having a reserve at the same time on commercial properties was <br /> intended for nursing homes and/or restaurants is something that had a greater <br /> exposure. <br /> Mr. Ball asked if it was going to be in the parking lot. <br /> Mr. Cauley-Landers confirmed that it would be in the parking lot and there <br /> would be tar on top of that. <br /> Mr. Harrington interrupted Mr. Cauley-Landers and advised the board members <br /> that Mr. Tavares is a licensed installer. The owner would ultimately be able to <br /> take care of it himself, he would expect. <br /> Mr. Ball stated that the BOH has waived the reserve requirement in the past. He <br /> then inquired as to the necessity of a denitrification system since they couldn't <br /> get it over 600-gallons. <br /> Mr. Santos asked if the storage bays numbered one, two and three where going <br /> to be rentals with a bathroom and sink in each one. <br /> Mr. Cauley-Landers understood Mr. Santos' concerns. He continued by stating <br /> that when they went to the Board of Appeals. The intent was to keep it under his <br /> control. Storage bays one; two and three was just so he could service three <br /> vehicles at the same time. That is not to say that it couldn't change later on <br /> assuming he is not in violation with (I could understand the end of this <br /> sentence.) <br /> Mr. Santos continued by stating that a lot of storage areas could rent out the <br /> spots to the owner of an 18-wheeler with a little bathroom. Who is going to pick <br /> up the flow? <br /> Mr. Harrington interjected that they could make that condition as part of the <br /> variance that it would remain under Mr. Tavares control. It is a change of use if <br /> he does rent it out. It becomes a service bay and no longer a "warehouse". <br /> Mr. Cauley-Landers continued by stating that if that were to happen Mr. Tavares <br /> would have to obtain an application for a special permit. When they presented <br /> this plan it was basically an annex and business. <br /> Mr. Harrington interrupted Mr. Cauley-Landers and asked why would Mr. <br /> Tavares need the modification when it is a condition of our own variance. <br /> Mr. Cauley-Landers responded by stating if they wanted a request to use this <br /> facility differently. They would have to go back to the Board of Appeals and ask <br />
