M <br /> Site Plan and Landscape Review <br /> Cape Cod Appliance <br /> 17 Cape Drive <br /> Representative Kevin Kirrane <br /> Kevin Kirrane referred to proposed Landscaping Plan that was submitted. Kevin Kirrane is to have another copy <br /> made for the Building Department file. <br /> Conclusion: -Landscaping Plan stamped approved. Kevin Kirrane to have another copy made for Building <br /> Department file. <br /> Industrial Drive <br /> Map 88/Parcel 35, 36 <br /> Owner: J. Bruce McGregor and J.Paulding <br /> Representative,Kevin Kirrane <br /> Kevin Kirrane,John Shields(Realty Advisory, Inc.), and Thomas Andrade(project engineer) appeared. Kevin <br /> Kirrane explained that they have submitted the Plans to Cape Cod Commission for review, but doesn't require Cape <br /> Cod Commission approval. The landscape site plan was reviewed and discussed: <br /> • Design Review stressed that 10-Foot buffer must be maintained. Suggested that if some of the pond areas <br /> were redesigned then they may meet buffer requirement. <br /> • Parking...They've maxed out; don't have any space left over. <br /> • Site Plan review to be done. <br /> • Fire Department has not reviewed Plan <br /> • No signage yet. <br /> • Landscape plan...continue plantings around comer as discussed. <br /> • Open area at corner looks too open...check landscaping that can be done there. <br /> • Site lighting...screens needed on lights that overlap property line. <br /> • One dumpster not enough. <br /> Building Plan, along with perspective views of the proposed building,were then reviewed and discussed: <br /> • One floor building only, no second floor. <br /> • Back of building—Do something so it doesn't look like a warehouse. <br /> • Front of the building is masonry;back is metal. <br /> • Try to get 3-Foot tall horizontal band across top and change color to improve appearance. <br /> • Separate plain gutters to nm along building. <br /> • Flat roof building is totally exposed. Screen HVAC equipment on top of roof...all rooftop to be screened. <br /> Conclusion: Landscape plan approved subject to 10-foot buffer being maintained and increase in the <br /> landscaping in areas discussed and try to maintain 10-foot buffer on side. One copy of revised Plan to be sent <br /> to Building Department. HVAC units have to be screened. Rear elevation of building needs 3-foot band <br /> across the whole back in upper section of the building. <br /> Duck Pond Limited Partnership <br /> 106 Falmouth Road <br /> Self-Storage Building, contractor, storage and <br /> business incubator/light industrial/office/lab or research space <br /> Edwin Taipale,Daniel Ojala(project engineer), and Stuart Bornstein appeared. Edwin Taipale stated they've been <br /> through Cape Cod Commission and obtained approval. Design Review asked if they would provide copy of the <br /> Cape Cod Commission written conditions. Daniel Ojala showed various site plans being worked up and expectation <br /> is to build 2 buildings totaling 108,000 square feet to be used as contractor storage,paper storage (archives)and <br />
