Yk-
TOWN OF MASHPEE
DESIGN REVIEW/PLAN REVIEW COMMITTEES
Minutes of the Meeting of Thursday, December 11, 2008
Members Present: Also Present:
Rich Stevens, Building Commissioner Paul Bryant, Mashpee Police
Bob Nelson, Zoning Board of Appeals Joel Clifford, Fire Inspector
Walter Yarosh, Design Review Geoff Guilfoyle, Cape Cod Lawn Care
Catherine Laurent, DPW
Tom Fudala, Town Planner
Charles Maintanis—Local Building Inspector
Building Commissioner Rich Stevens called the meeting to order at 9:00 AM.
9:00 AM Geoff Guilfoyle, Cape Cod Lawn Care, LLC—628 Main Street
Geoff Guilfoyle, Cape Cod Lawn Care, LLC., introduced himself to the meeting. Mr.
Guilfoyle stated that right now he rents a contractor's bay in Cataumet where he stores small
landscaping equipment and tools. Mr. Guilfoyle stated that every morning his four
employees come to the shop and drop their trucks off, pick up his trucks, load up their
equipment needed for the day and go to work. Geoff stated that he has two pickup trucks,
two enclosed trailers, and one cab-over with a dump body on it. Mr. Guilfoyle is requesting
approval of the use of two lower level bays for storage of his lawn care vehicles at the facility
located at 628 Main Street, Mashpee.
Rich Stevens stated that the original approval of the building at 628 Main Street was for
storage in the basement, retail use on the first floor, and office space on the second floor.
Currently the use of the building is for industrial in the basement, assembly (church services)
on the first floor, and business offices on the second floor.
Joel Clifford, Fire Inspector, stated that fuel storage usage needs to be determined, his
concern being adequate fire separation between walls/ceilings, to prevent fumes escaping
to the floors above the storage bays.
Bob Nelson stated that the ZBA is not happy with the idea of parking of the lawn care
vehicles in front of the bay entrances behind the building. Vehicle parking would have to be
limited to the righthand side of the front of the building adjacent to the abutting construction
company parking lot.
Walter Yarosh stated that in order to prevent this Board from having to approve a special
permit for each individual unit, the owner of the building should install fire separation for
eve unit and designate separate internal equipment storage units (gas fumes being the
every 9 P
issue), as fumes cannot go up to the first floor which is used for assembly.
Rich stated that the issues Geoff Guilfoyle will need to deal with are:
(1) fire separation between his storage bays in the basement and up above (ceilings
and walls)—to meet a double 5H fire code
(2) go to the ZBA for modification for a special permit (and recommend to the owner,
Rick)for all units, not just Geoff's two storage bays
1
