A. Any such use and related development shall require the issuance of a <br /> special permit by the Planning Board. <br /> B. The site permitted for development under this section shall be a <br /> specifically defined parcel , bounded on the ground with permanent monuments , <br /> which may not be considered to meet the open space requirements of any other <br /> section of these by-laws . <br /> C. A minimum undisturbed buffer strip of fifty ( 50) feet in width shall be <br /> maintained between any area brushed or cleared for golf course or associated <br /> construction and any exterior site boundary line or the street layout line of <br /> a public way, except for access roads to the property and for walking, bicycle <br /> or golf cart paths approved by the Planning Board or for areas where the legal <br /> owner of the abutting property has certified, in writing, that he has no <br /> objection to the elimination or reduction of said buffer strip if approved by <br /> the Planning Board. In addition, a minimum undisturbed buffer area of 100 <br /> feet in width shall be maintained between any water body or wetland as defined <br /> under MGL Ch. 131, Section 40 and any area brushed or cleared for golf course <br /> or associated construction, except for uses or clearing specifically permitted <br /> for the site by the Mashpee Conservation Commission. Additional area, <br /> plantings , fencing or other similar items may be required by the Planning <br /> Board to protect adjacent property owners or natural resources from adverse <br /> impacts of the project or to protect the character of the neighborhood. <br /> D. In addition to tthe golf course itself , the Planning Board may permit a <br /> country club, including dining, lounge, pro shop, indoor athletic facilities , <br /> tennis courts, swimming pools and other similar facilities normally associated <br /> with a golf course and country club, along with necessary parking areas , <br /> signage, maintenance structues and similar facilities . <br /> E. There shall be no residential structures allowed within the site permitted <br /> for development under this section except for one residence for an on-site <br /> caretaker. <br /> F. No building shall be located within three hundred ( 300) feet of the <br /> exterior boundary line of the site. <br /> G. Such use is subject to the provisions of Section 174-27, except that the <br /> required number of test wells shall be two ( 2) per twenty (20) acres of site <br /> area unless the Board of Health recommends, and the Planning Board approves, a <br /> reduced number of wells.
