i <br /> Motion made by Ken Marsters. <br /> Motion: I move Article 31 be approved as printed in the warrant with the <br /> exception of the phrase, "or take any other action related thereto." <br /> Planning Board voted at the Public Hearing held on August 19, 1998 3 to 0 <br /> for approval. <br /> Motion passes unanimously 8:59pm. <br /> Article 32 <br /> I <br /> To see of the Town will vote to amend the Zoning bylaw by amending Section <br /> 174-46. Open space incentive development (OSID) as follows: <br /> Delete the first two sentences of Subsection A. and insert the following: <br /> "An OSID shall include a parcel or parcels of land containing a total of at <br /> least twenty (20) acres, of which no developable parcel may be less than five <br /> (5) acres in size, with land covered by tidal water, pond, lake, stream or river, <br /> or any wetlands as defined by MGL C. 131, § 40, not to be included in <br /> calculating either total. The developed portion of the OSID shall be required <br /> to have frontage on Route 28, Route 151, Cotuit Road, Route 130, Great Neck <br /> Road North or South, Quinaquisset Avenue, Great Oak Road, Mashpee Neck <br /> Road or Red Brook Road in a location which will allow for a safe entrance <br /> onto such road, or shall have access to such road as specified in Subsection <br /> E(5)." <br /> Delete Subsection B.(1) and insert the following: <br /> `B.Permitted uses. Within an OSID, only the following uses shall be permitted: <br /> (1) One-family detached dwellings and detached accessory dwellings, or one- <br /> family townhouses located on individual lots, pursuant to the following <br /> provisions: <br /> (a) One (1) lot for use by one (1) one-family detached dwelling only, or one <br /> (1) one-family townhouse only, may be created for each one and five- <br /> tenths (1.5) residential units allowed by Subsection D, provided that said <br /> lot shall be serviced by a public or private wastewater treatment plant. <br /> Once created, said lot shall have no limit on number of bedrooms. <br /> (b) One (1) lot for use by one (1) one-family dwelling and one (1) accessory <br /> dwelling may be created for each two (2) residential units allowed by <br /> Subsection D, provided that said lot shall be serviced by a public or <br /> private wastewater treatment plant. Once created, said lot shall have no <br /> limit on number of bedrooms. <br />
