October 4, 1999 <br /> Annual Town Meeting <br /> Article 27 <br /> To see if the Town will vote to amend the zoning bylaw as follows: <br /> Add the phrase"IC Overlay District"to the listing of zoning districts contained in Section 174-4; <br /> Add the following new Subsection 174-5.C.: <br /> "C. The IC Overlay District shall include those parcels shown on the 1998 Mashpee Assessors' Maps <br /> as Map 81,Blocks 18 and 21, and Map 88,Blocks 19,20,23,34,36,41,42,80,81,:82 and 89." <br /> Add the following new Subsection 174-24.H.: <br /> "H. In addition to the used specified in the Table of Use Regulations for I-1 Industrial zones, the <br /> following additional uses may be allowed, subject to issuance of a special permit by the Planning <br /> Board, within the IC Overlay District, provided that there shall be no direct driveway access to Route <br /> 28: <br /> (1) Those uses listed in the Table of Use Regulations in Subsections B.(7), B.(8), E.(3), E.(7) <br /> and F.(8); <br /> (2) Places for retail or wholesale sales of furniture, carpeting, stone and masonry supplies, <br /> plumbing supplies, doors and windows, lumber, glass and mirrors and electrical supplies <br /> (but not including televisions and similar electronic products, and not including "home <br /> improvement" centers or other large retail establishments with over 40,000 square feet of <br /> gross floor area); <br /> (3) Automatic teller machines; <br /> (4) Retail establishments which will not generate greater than 300 peak daily vehicle trips per <br /> acre of total site area,per day, (when considered in combination with all other uses on the <br /> property) based on trip generation rates published by the Institute of Transportation <br /> Engineers or other evidence determined to be conclusive by the Planning Board." <br /> or take any other action relating thereto. <br /> Submitted by Planning Board <br /> Explanation: This article would allow for limited retail activities in portions of the Mashpee Industrial <br /> Park and an adjacent industrial area. The proposed uses are low traffic generators which would have <br /> similar impacts to those industrial, wholesale and office uses already allowed in the Industrial District, <br /> but would allow a larger range of options for development of businesses in the specified area. The lots <br /> included lie along a proposed roadway which would parallel Route 28 between Donna's Lane and the <br /> Mashpee Industrial Park,which is intended to reduce future traffic on that section of Route 28. <br /> Motion made to dispense with reading of Article. <br /> Motion to dispense with reading of Article passes at 10:21 P.M. <br /> Motion made by David Leveille. <br /> Motion: I move Article 27 be approved as printed in the warrant with the exception of the phrase,"or <br /> take any other action relating thereto." <br /> Planning Board voted at a Public Hearing held August 18,1999 4-0 for approval. <br /> Motion passes unanimously at 10:22 P.M. <br /> UE COPY, ATTEST <br /> 30 <br /> N CLERK OF BIAS ,PEE, � <br />
