own of Mashpee Planning Board <br /> ' Neck�p Great ec �/ <br /> oad ortk, Maskpee, � 02649 j <br /> U1E <br /> 7eCepkone (508)539-1400 ext. 520 • Fax(508)539-1403 <br /> I <br /> Mashpee Planning Board <br /> Public Hearing Notice <br /> J . <br /> I . <br /> Pursuant to Massachusetts General Laws, Chapter 40A, the Mashpee Planning Board will <br /> hold a public hearing on Wednesday, August 18, 1999 at 7:00 p.m. at the Mashpee <br /> Town Hall, 16 Great Neck goad North, to review twelve zoning amendment articles for <br /> action at the October 4, 1999 Annual Town Meeting. Summaries of the articles are as <br /> follows: <br /> 1. An article submitted by the Board of Selectmen amending the zoning map to change <br /> the zoning designation of two lots in the Mashpee Industrial Park between Industrial <br /> Drive and Great Hay Road, shown on the 1998 Mashpee Assessors Maps as Map 88, <br /> Blocks 29 and 30, excluding the portions of those lots lying within 100 feet of the <br /> western sideline of Great Hay Road, from R-3 residential to I-1 industrial. <br /> 2. An article submitted by the Planning Board which would create an "IC Overlay <br /> District" allowing for certain limited retail activities in portions of the Mashpee Industrial j <br /> Park and an adjacent industrial areal shown on the 1998 Mashpee Assessors' Maps as <br /> Map 81, Blocks 18 and 21, and Map 88, Blocks 19, 20, 23, 34, 36, 41, 42, 80, 81, 82 <br /> and 89. subject to approval of a special permit by the Planning Board and provided that <br /> there shall be no direct driveway access to Route 28. I <br /> 3. An article submitted by the Planning Board amending the zoning map to redesignate <br /> the R-3 zone located betweeen Great Neck Road North, Ashers Path, Lovell's Lane and 'I <br /> Quashnet Road as an R-5 zone. j <br /> 4. An article submitted by the Planning Board and Historic District Study Committee <br /> which would create a "Mashpee Center Overlay District" which would prohibit certain <br /> uses in the vicinity of the traditional town center near the intersection of Route 130 and <br /> Great Neck Road North which are incompatible with the historic character of the area, <br /> including radio and television transmission facilities, veterinary establishments and <br /> kennels, lumber yards, building supply yards and similar retail stores where merchandise <br /> is stored in the open, gasoline service stations, sale or rental of automobiles, boats or <br /> other motor vehicles, drive-in banks, drive-in eating places and other consumer service <br /> establishments where the motorist does not have to leave his car or where food is <br /> normally consumed outside the building and any drive-in or drive-through window pr <br /> similar facility. It also specifies that parking shall be to the side or rear of principal <br /> structures on lots fronting Route 130 or Great Neck Road North and reduces minimum <br /> setbacks to 20 feet while establishing a maximum allowable setback of 40 feet for the <br /> primary building on a lot. <br />
