meeting at which the Planning Board is to consider such a reduction in the buffer <br /> area or building setback. <br /> (5) Signage, lighting and any noisy or odorous activities shall be located so as not to <br /> have any significant adverse impact on adjacent or nearby residentially zoned <br /> parcels. <br /> (6) Off-street parking facilities shall only be allowed to the side or rear of the <br /> principal building on any lot. Where the lot fronts on Route 28, 151, or 130, or <br /> Great Neck Road North or South, as well as on another street, the lot line(s) along <br /> Route 28, 151, or 130, or Great Neck Road North or South, shall be considered <br /> the front for the purposes of this subsection. Where more than one building is to <br /> a <br /> be located on a lot, the Planning Board shall determine which is to be considered <br /> the principal building. For sites which front on more than one of the roads named <br /> above, the Planning Board shall determine which road or roads will constitute the <br /> front of the purposes of this subsection."; <br /> in the Section 174-31 "Land Space Requirements Table", delete the "C-1-SV" and "C-1-0" <br /> rows, add a new "C-3 row and indicate the following dimensional standards in the C-3 row: <br /> Minimum Lot size to be 40,000 square feet; Minimum Lot Frontage to be 200 feet; Minimum <br /> Building Setback to Lot Lines to be Front 75 feet, Rear 20 feet, Side 20 feet; Maximum Building <br /> Height to be 2 % stories and 35 feet; Maximum of Lot Coverage to be 20 percent; <br /> Also in the Section 174-31 "Land Space Requirements Table" add a reference to footnote 20 at <br /> the head of the C-3 row and add the following new footnote 20 to the Land Space Requirements <br /> Table: <br /> "20 Except as required by Section 174-25.1."; <br /> Amend the Zoning Map to include those parcels currently shown on the Zoning Map as "C-2" <br /> which are located at the northeasterly corner of the intersection of Route 151 and Old Barnstable <br /> Road and along the southwest side of Route 130 between Ashumet Road and the Otis Air <br /> National Guard Base within the boundaries of the new C-3 district, and change the existing C-1- <br /> SV and C-1-0 districts to C-1 districts, as shown on a map entitle "C-3 Limited Commercial <br /> District Zoning Amendment" dated October 2000 which is on file in the office of the Town <br /> Clerk; <br /> or take any other action relating thereto. <br /> Submitted by Petition <br /> Explanation: As recommended in the Town's Comprehensive Plan, this article would convert <br /> two existing C-2 commercial districts to new "Limited Commercial" districts intended to allow <br /> commercial uses which would have less impact on the Town's roadways, environment and visual <br /> character than development currently allowed in C-2 districts. The article lists the uses that <br /> would be permitted, clarifies the types of commercial recreation and entertainment facilities <br /> allowed in commercial districts, provides that any permits required in the C-3 districts, which are <br /> in highly visible locations on Route 151 and Route 130, and in the Mashpee Center Overlay <br />
