"21 Except that hotels and motels (and not other uses) approved by the Planning Board <br /> under the provisions of Section 174-45 may be increased to 3 stories and 45 feet, if <br /> approved by the Board, provided that there is adequate access for Fire Department <br /> vehicles and equipment and that all Fire Protection Construction Documents required by <br /> 780 CMR Subsection 903.1.1 of the Massachusetts State Building Code, have been <br /> submitted to the Planning Board and Fire Department as part of the special permit <br /> application and the Board is satisfied that the standards of said Subsection will be met.", <br /> or take any other action relating thereto. <br /> Submitted by Planning Board <br /> Explanation: This article would allow the Planning Board to authorize an increase in <br /> height for a hotel or motel as part of the special permit required for such projects. <br /> Adequate access for fire equipment would be required, and all fire protection documents <br /> required for such projects by the state building code would have to be provided as part <br /> of the special permit application materials. <br /> Article 41 <br /> To see if the Town will vote to amend the Subsection 174-39 of the Zoning By-law by <br /> replacing the current requirement for number of parking spaces shown in the table in <br /> said Subsection for motels, hotels and inns with the following two categories: <br /> "Motels, hotels and inns without restaurant, lounge or meeting / function facilities — 1 1/2 <br /> for each rental unit <br /> Motels, hotels and inns with restaurant, lounge or meeting / function facilities in the <br /> same building — 2 1/2 for each rental unit", <br /> or take any other action relating thereto. <br /> Submitted by Planning Board <br /> Explanation: The current requirement for parking for hotels, motels and inns greatly <br /> exceeds actual parking needs for such facilities as indicated by the Institute of <br /> Transportation Engineers "Parking Generation"guide (2nd Edition). This article would <br /> reduce parking requirements to levels similar to the maximum parking occupancy for <br /> such uses shown in that publication. <br /> Article 42 <br /> To see if the Town will vote to amend the Zoning By-law as follows. <br /> In Subsection 174-24.A.(2) add the phrase"or change of use"after the word "use"and <br /> amend the phrase"as a right"to read "as of right". <br />
