Page 2. 5. A buffer zone of 50 feet from side lines and rear line shall be left in its natural state. No buildings, paving, or organized recreational facilities shall be allowed within these areas. 6. A buffer zone of 100 feet from Route 28 shall be left in its natural state or•landscapped with the exception of the tennis courts which may be constructed 70 feet from the front, lot line, providing that said tennis courts are totally screened by fencing and plantings fibro Route 28. 7. All sewage system plans shall be submitted to the Mashpee Board of Health. 8. Proper lighting of the main road through the development shall have the approval of the planning board. 9. The recreational facilities shall be for the useof the residents of • Massasoit Crossing and their guests exclusively. 10. The construction of the 163 oondominums units shall be phased over a minimum of three years. Phase I - No more than 56 units shall be constructed within the first year. All recreational facilities must be completed within Phase I. Phase ii - Shall consist of the construction of 54 units and shall commence after the completion of Phase I. No building permits shall be issued for Phase II until all recreational facilities have been completed.
