BOARD OF APPEALS HEARING ON APPLICATION OF JOHN N. SHIELDS JR. D/B/A JIM' S PACKAGE STORE. PETITIONER IS REQUESTING PERMISSION TO INCREASE SIZE OF AND MAKE EXTERIOR IMPROVEMENTS TO BUILDING. Hearing Date : November 13, 1974 Board Members : Frank E. Hicks, Randolph G. Peters, John A. Boyle (Note : Mr. Hicks & Mr. Peters acted as alternate members in absence of Mrs . Keliinui and Mr. O'Connell) . FACTS : Petitioner has applied for a special permit to increase the size of an existing building. The land is located on the Rotary Circle (south side) . The locus ih question is in a C-1 area and contains 36,290 square feet. The desired changes would involve the removal of two additions and replacing them with a new addition which would increase the floor space from 1, 052 sq, ft. to 1, 731 sq. ft. . The petitioner stated at the hearing that the existing building is badly deteriorated, making it unfit for storage of heavy cases of stock, and that there is a need for additional storage space. Petitioner contends that renovation would render a great improvement to the Rotary Circle. MEASUREMENTS OF EXISTING BUILDING: 1. Front portion: 26. 3 x 20. 3 (531 sq, ft. ) 2. First addition: 16 . 5 x 20. 2 (333 sq. ft. ) 3. Second addition: 14. 8 x 12. 5 (185 sq. ft. ) TOTAL FLOOR SPACE : 1, 052 sq. ft. PROPOSED CHANGES SUBMITTED BY PETITIONER: 1. Front portion would remain as is except for exterior siding. 2. The two additions would be removed and replaced with a structure measuring 50 ' x 24 ' (1200 sq. ft. ) . This would increase the floor space 679 sq. ft. . The entire building would contain 1, 731 sq. ft. of floor space. DECISION: The Appeals Board has unanimously agreed to allow the petitioner to square off the two additions to the existing building, so as to align it with the front portion of the building, said building to be twenty-six and 3/10 (26. 3 ' ) feet wide and fifty-two and 11/100 (52.11 ' ) feet deep, resulting in thirteen hundred seventy (1370 sq. ft. ) square feet of floor space (an increase of three- hundred eighteen (318 ' ) feet) . The Board of Appeals has also voted to allow the petitioner to include a basement in said building. In granting a special permit for the above mentioned changes , the Board requires that the following conditions must be met by the petitioners . 1. Removal of revolving light from roof of building. 2. Removal of neon sign and replace with sign conforming to current regulations . 3 . Conceal trash area with appropiate fencing (l. )
