We find that these conditions especially affect <br /> the partially completed buildings and land, but do not <br /> generally affect the entire zoning district. <br /> The abutting land consists in part of vacant land <br /> and land upon which the New Seabury Club House is located. <br /> The lot is bounded on the south by Nantucket Sound, and it <br /> appears to us that there would be not a substantial detriment <br /> to the public good. <br /> We, furthers find that the decision made herein is <br /> made on the basis of the special facts appearing in this <br /> matter only and may not be used as a precedent in future <br /> matters concerning the Petitioner or others as to the use <br /> of land in the Town of Mashpee. <br /> The Petitioner appears to have brought its petition <br /> under the provisions of paragraph 1 of Massachusetts G. L. <br /> Chapter 40A, section 15.
